Lease Administration


• Provide and maintain updated Rent Rolls
• Prepare annual Operating Budgets
• Prepare long term capital implementation budgets
• Make all mortgage and debt service payments
• Full accounting services:
• Provide comprehensive monthly reports (if necessary)
• Provide financial statements including trial balance, balance sheet and accounts
  receivable listings
• GST filing
• Annual tenant reconciliation’s


Leasing


• Insure vacant premises are properly identified and visible to all potential users.
• Prepare vacancy marketing and information packages (Floor plans, Site Plans, 
  Photos, HVAC, Electrical, Cam Costs and Desired Uses, that can be made 
  available immediately, by Fax and Electronic delivery, upon inquiry from a
  perspective Tenant, Agent or Broker.
• Insure vacant premises are spotlessly clean, presentable and marketable at all
  times
• Establish working and co-operative relationship with all area commercial brokers.
• Distribute information package (electronically) to all commercial brokers within 60
  KLM radius and follow up on each in a timely manner.
• Institute a referral plan and compensation program to existing tenants.
• Work closely and make regular contact with listing and or co-operating brokers.
• Distribute property availability information throughout the Canust Leasing and
  Management People.
• Make premises information available to current Canust tenants.
